This chimney needs professional repair!   This boiler vent pipe had holes in the top allowing harmful Carbon Monoxide gas to escape into the home! This needs IMMEDIATE repair!
 
This water heater vent pipe is improperly pitched, increasing the chance of CO (Carbon monoxide) back into the home.   The deteriorated / missing cover on the exterior service (electrical) cable allows the potential for water into the service equipment. ('main panel') This increases the potential for corrosion at the connections and a greatly increased Fire potential!
 
Shows the lack of a 'Cricket' behind a chimney wider than 30 inches. This greatly increases the potential for leakage inside this area.   Shows a bath fan venting directly into the attic! See the next 2 photos (below) for the result.
 
Shows the mold, mildew and deteriorating underside of the roof deck as a result of previous photo (# 2)   Shows how lack of adequate attic venting and exhausting the bath fan into attic causes the plywood deck to break down. This roof cover was only 12 years old but won't come close to its normal life expectancy.
 
Shows the water heater relief valve with the 'extension' being a flex gas line. Needless to say, this is not a proper application.   Over notched floor joist compromises the structure.
 
This is a picture of a furnace. Though its too late for this guy, its a good idea to have a screened rain cap on the flue over the roof. Birds are often seeking a warm place to nest.   This photo shows the localized wear that results from directing roof water from an upper level roof onto lower level roof shingles.
 
This pipe vent says on it to maintain a MINIMUM of 1 inch from combustibles. We don't have it, as you can see.   This skylight has lost its seal and needs to be replaced.
 
This octagonal window on the 2nd floor had a lost seal and needs to be replaced.   Structural members in this crawl space were saturated and as you can see, spongy.

 
A bowed veneer that may cause bigger problems down the road if not addressed.   This corrosion takes place when the proper connection is not used in joining dissimilar metals.
 
This is why we make every effort to get on the roof. This photo shows the chimney flue that was venting the water heater and furnace. This brick had dislodged from the chimneys interior blocking 3/4's of the flue, a definite Safety issue!   It is in no way a stretch to think that the gutters and downspouts directing water to this corner of the foundation may have contributed to this cracking.
